KEY Curation Notes

Genuinely oceanfront with private beach access shared with one neighbor only. The decks face the Atlantic directly across the dunes — panoramic views from the top-level living room and multiple deck levels. This is true oceanfront rather than ocean-adjacent.
Pool and hot tub are seasonal: May through September only. Both are unavailable outside this window — worth confirming before booking shoulder-season dates. Sunday check-in is mandatory and non-negotiable, which dictates arrival day for all stays.
Every bedroom has its own en-suite bathroom — all nine. The sleeping mix includes three kings, two queens, and four bunk/twin rooms across three levels. The layout distributes bedrooms across all floors, giving the home a natural separation between adult and kids' rooms.
The game room is well-equipped for a large group. TV, ping pong, Mario Kart arcade, and giant Connect Four — plus an EV charging station in the carport for those driving electric. Two community pools supplement the private one.
A trust and safety fee applies and there is no refundable security deposit. The fee covers a Safely Protection Policy (short-term rental insurance) in lieu of a deposit — a nonrefundable charge. Guest verification through Truvi is also required before check-in. KEY.co can arrange grocery delivery before you arrive.

Guests & Occupancy

  • Primary guest must be at least 18 years old and legally eligible to enter into the rental agreement.
  • Occupancy is limited to the maximum number of guests stated in the reservation confirmation or property listing.
  • The primary guest is responsible for the actions, conduct, damages, and compliance of all occupants, visitors, and invitees during the stay.
  • Reservations are non-transferable and the property may only be used for the approved residential stay described in the reservation; commercial use, fraudulent bookings, or unauthorized transfers are prohibited.

Events & Noise

  • Events: Parties and events are not permitted unless specifically authorized in writing.
  • Quiet Hours: Quiet hours are 10:00 PM–8:00 AM. Guests must comply with all applicable local noise ordinances.

Prohibited Activities

  • Pets: Pets are not permitted unless expressly authorized in the rental agreement.
  • Smoking/Vaping: Smoking is prohibited.
  • Illegal Activities: Illegal activity, unlawful conduct, fraudulent reservations, dangerous or hazardous items, identity misrepresentation, and any conduct that violates applicable laws are strictly prohibited.
  • Other Restrictions: No parties, unauthorized commercial activity, reservation resale or transfer, tampering with safety devices, hacking or interfering with property systems, scraping website content, or damaging property or amenities.

Equipment & Amenities

  • Amenities _(if equipped)_: Guests may use only the amenities included with their reservation and are responsible for any damage caused during use. Amenity access may be suspended for rule violations.
  • Safety Equipment: Do not tamper with smoke detectors, carbon monoxide detectors, sound monitoring devices, security equipment, or other installed safety systems. Common-area video surveillance may be present.
  • Maintenance & Property Access: Maintenance or service personnel may enter the property when requested by the guest, for repairs, emergencies, safety concerns, legal compliance, or scheduled maintenance with reasonable notice when applicable. Staff will knock and identify themselves before entering whenever possible.
  • Equipment Reporting: Report maintenance, repair, replacement, or restocking needs promptly. Emergency support is available 24/7.

Checkout & Care

  • Guests must leave the property in substantially the same condition as upon arrival and are responsible for any damage, missing items, or excessive cleaning required. Repair or replacement costs may be charged to the payment method on file after notice is provided.

Liability & Disclaimers

  • Valid government-issued identification and contact verification may be required before check-in. Reservations may be refused if identification does not match payment information. Background checks may also be required where permitted by law.
  • If the reserved property becomes unavailable, comparable accommodations may be offered. If declined, guests are entitled to a refund of applicable reservation fees, with no additional liability.
