KEY Curation Notes

Three king bedrooms and a twin bunk room are spread across three levels, sleeping up to ten. The main-level king suite has a private en-suite bath. The upper level holds the primary king suite with a free-standing soaking tub, custom tiled shower, and double vanities. The lower level has the third king suite and the bunk room with two sets of twin bunks, sharing a tiled bathroom with double vanities. An open loft on the upper level adds extra lounge space.
The lower level also has a second living area with an air hockey table and a Nintendo Switch docking station. The main-level great room centers on a stacked stone gas log fireplace with deck access to mountain views.
The deck has a gas-powered fire table with rocking chairs and a swing — the primary outdoor gathering space. No hot tub on property.
The Eagles Nest community amenity fee is billed separately at $35 per night, capped at $175. Included access covers hiking and biking trails, ATV trails (on-site rentals through Off Road Adventures — personal machines not permitted at the gate), pickleball, tennis, basketball, disc golf, ropes course, mini-golf, playground, and the summer concert amphitheater (admission not included). Eagles Nest Winery day passes are $25 per person.
Septic permit note: the home is permitted for two bedrooms but has four total sleeping areas. This is disclosed in the listing and is a common configuration in the Eagles Nest community.
4WD or AWD is required in winter months, and chains may be necessary on some access roads.
Active construction is ongoing in several Eagles Nest neighborhoods. Noise is possible Monday through Saturday, 7am–7pm.
Cell reception is limited on some roads within the community; the home has internet.
Starter supplies are minimal — KEY.co can arrange grocery delivery before your arrival.

Neighborhood: The Village - Located in the prestigious Eagles Nest community, nestled at over 4,000 feet in elevation. Situated in close proximity to the front gates and Great Camp, allowing convenient access to town and many Eagles Nest amenities. It is a short drive to concerts, mini golf, Great Camp pickleball courts, volleyball, soccer, the 24/7 private Dollar General store, the all-new Eagles Nest restaurant (dining with incredible views right in the neighborhood), and downtown Banner Elk - Close to Alpine Wilderness Coaster

Parking information

Private ATVs are not permitted in the community and will be denied entry at the gates.

Getting to the property

4WD/AWD and/or chains are recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months, where inclement weather may be possible, should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows.

We had such a wonderful weekend at this mountain house! The property is peaceful, beautifully maintained, and has stunning views from every angle. The house was spotless on arrival and stocked with everything we needed for a cozy stay. We loved spending our mornings on the deck with coffee and our evenings by the fire. Things you need to know

The North Pavilion is host to several summer parties, including a Fourth of July celebration and concerts, which guests are more than welcome to attend; however, in the event there is a wedding or other private party, guests are not allowed in or near the Sportsmans Lodge.

Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment etc.)

The summer concerts are open to all guests; however, there is an admission fee for each person and a cash bar for food and drinks.

All Eagles Nest homes have an additional amenity fee in order to maintain the luxurious amenities.

Eagles Nest is an up-and-coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard from 7am-7pm Monday-Saturday.

Please note that all Eagles Nest homes have internet, but some areas of travel may not have cell reception.

Bag End has two bedrooms per its septic permit, but also has two additional private sleeping areas for a total of four sleeping bedrooms.

The property is set up for light housekeeping, including linens and towels. We provide a STARTER SET of toilet tissue, paper towels, bath toiletries, dish soap, and trash bags. This is enough for one or two nights, but if you are staying for an extended length of time, you should plan to bring some supplies from home or plan to purchase these items at a grocery store when you arrive.

We provide one towel and washcloth per person that each respective house accommodates, plus a few extra towels if there is a hot tub. The beds are made up with clean linens (except bunks, sleepers, and futons, but linens are provided on site). If you routinely use two towels after bathing, you may need to bring some of your own.

This home comes equipped with a basic set of cookware, sufficient plates & silverware for the occupancy of the home, and basic serving and baking dishes. Most homes do not have unusual items such as crockpots or blenders, so if you’re planning a dish that requires an unusual item, it is best to bring that from your home.

This home is not stocked with cooking oils or spices, hairdryers, condiments, coffee, coffee filters, or food storage items, including plastic wrap or foil.

Guests do not have access to the locked-off portion of the Sportsman’s Lodge, the Fitness Center, or the Wine & Cigar Bar. That is for member use only.

Restrictions

Guests & Occupancy

  • Age requirements: Primary guest must be at least 25 years old and must remain on-site for the full stay.
  • Maximum occupancy: Occupancy limits (including children) must not be exceeded at any time.
  • Guest accountability: The booking guest is responsible for all occupants, compliance with rules, and any damages beyond normal wear and tear.
  • Unauthorized guests: $25 per person per day for exceeding occupancy; may result in immediate removal.
  • Approved use of property: Use is limited to vacation purposes unless prior written approval is obtained. Subletting or assignment is not permitted without written approval.

Events & Noise

  • Events & gatherings: Not permitted without prior written approval; unauthorized events may result in fines, immediate removal without refund, and charges for damages/cleaning.
  • Noise restrictions: Must comply with local noise regulations at all times.

Prohibited Activities

  • Pets: Allowed only in designated homes with prior approval and a non-refundable pet fee. Unauthorized pets: $200 fee + $500 cleaning fee; may require removal or termination without refund. Pets must meet all listing restrictions and be pre-treated for pests.
  • Smoking/vaping: Strictly prohibited indoors; $300 smoke remediation fee.
  • Illegal activities: Any violation of laws or regulations is prohibited and may result in termination of stay.
  • Fireworks & firearms: Strictly prohibited at all times.
  • Fire/fireplace misuse: No burning wood in gas fireplaces. No roasting food in fireplaces. Unauthorized outdoor fires prohibited (fees apply).
  • EV charging: Prohibited unless specifically approved; $500 fine.

Equipment & Amenities

  • Hot tubs _(if equipped)_: Use at your own risk; not suitable for individuals with infections or open wounds. Must follow all sanitation and usage rules (no additives, glass, or tampering). $500 fee for cover damage; additional fees for misuse or extra cleaning.
  • HVAC & utilities: Some homes may not have air conditioning; no refunds due to weather or lack of AC.
  • Internet/TV/phone: No refunds for outages or service issues. Pay-per-view is prohibited; charges will be billed if used. Long-distance calls must not be billed to the home.
  • Appliances & equipment: No refunds for malfunctions (TV, hot tub, appliances, etc.).
  • Equipment reporting: Issues must be reported promptly; repairs will be attempted but are not guaranteed.
  • Parking rules: Vehicle limits apply; some areas restrict motorcycles, RVs, or trailers. No roadside parking if prohibited.
  • Restricted areas: Locked closets/areas are off-limits.
  • Firewood: Available for purchase ($25/day) with 7-day advance notice.

Checkout & Care

  • Check-in: Begins at 4:00 PM (may vary up to 5:00 PM depending on home/season). No early check-in guarantees or compensation.
  • Checkout: By 10:00 AM.
  • Key return: $25 fee for lost keys.
  • Cleaning expectations: Leave the property in reasonable condition. Bag and dispose of trash, start dishwasher, and place used towels as instructed.
  • Furniture & home care: Maintain cleanliness and avoid unsafe or unsanitary conditions.
  • Supplies: Starter supplies only; additional items must be purchased by guests.
