KEY Curation Notes

Beach access: A tree-lined path at the end of the street leads to a quiet, uncrowded stretch of South Forest Beach — approximately a five-minute walk. Coligny Beach, with its shops, restaurants, and beach bar, is about a mile away on foot or by bike.
Private pool: The 30×15 ft. rectangular pool sits in a covered outdoor area accessible from both the first-floor kitchen and the second-floor balcony. Three garage doors on the first level open fully to the pool, creating a seamless indoor-outdoor flow. Pool heating is available for an additional fee.
Two full kitchens: Both the first and second floors have their own fully equipped kitchens. The main second-floor kitchen features deep blue cabinetry, a large island, and seating at the island plus a dining table and hightop — combined capacity for 18. KEY.co can arrange grocery delivery before you arrive.
Sleeping configuration: Seven bedrooms sleep 20. Four bedrooms have king beds, one has two queens, and two are bunk rooms — all with en-suite bathrooms. The two third-floor master suites include walk-in showers and freestanding soaking tubs.
Elevator and laundry: An in-home elevator services all three floors. Washer and dryer are in-unit.
Game room and entertainment: A dedicated game room is on the first floor. Large TVs in both the game room and the pool area are well-positioned for watching games while using the outdoor space.
EV charging: A free EV charging station is on-site.

Things you need to know

Your Luxury Concierge is included with no additional cost.

The property features a fully equipped kitchen with plates, glassware, utensils, pots, pans, a toaster, coffee makers, blenders, and all major appliances.

We do not provide coffee, condiments, or seasonings.

Upon your arrival, you will find that all the beds have been made with high thread count linens, as well as ample bath towels, hand towels, and washcloths in each bedroom. Additional blankets and pillows can be found in the bedroom closets.

We provide a starter supply of the items listed below to start your vacation off. Paper towels, toilet paper, dishwasher tabs, laundry pods, dish soap, garbage bags, personal items: body wash, shampoo, conditioner, body lotion & soap.

Pool towels are provided and are also available for rent.

Restrictions

Guests & Occupancy

  • Occupancy may not exceed the maximum listed for the property at any time.
  • Guests are fully responsible for the conduct, behavior, and any damage caused by all occupants and visitors, whether staying overnight or visiting temporarily.
  • Only approved guests may be on the property. Any non-residential use (including gatherings or events) requires prior written approval. Misrepresentation may result in eviction without refund.

Events & Noise

  • Weddings, parties, receptions, or large gatherings are not permitted without prior written approval and may require an additional deposit. Unauthorized events may result in removal without refund.
  • Unreasonable disturbance of neighbors or surrounding properties is prohibited and may result in fines or eviction.

Prohibited Activities

  • Pets: Pets are not permitted unless explicitly approved in advance. Approved dogs only; under 50 lbs, no furniture or beds, not left unattended. Pet fees are non-refundable. Unauthorized pets may result in eviction without refund and a fee double the standard pet fee. Service animals require advance written request; fees waived per law. Documentation may be required.
  • Smoking & Vaping: All homes are 100% smoke-free, including balconies, patios, and porches. Violation results in cleaning and remediation charges (including ozone treatment) billed to the card on file and possible eviction without refund.
  • Illegal Substances: Illegal drugs or unlawful activity are strictly prohibited.
  • Fireworks: Fireworks are not permitted per local ordinance.
  • Other Restrictions: Towels, clothing, or personal items may not be hung on railings or balconies.
  • Feeding wildlife is prohibited.

Equipment & Amenities

  • Seasonal & Environmental Conditions: Weather conditions may impact amenity use. No refunds are issued due to weather-related limitations.
  • HVAC & Internet: Guests may not alter Wi-Fi settings; changing the Wi-Fi password results in a $250 fee. Internet speed, connectivity, and outages are not guaranteed.
  • Pools & Hot Tubs _(if equipped)_: Pool/spa heat must be scheduled 14 days prior to arrival; additional fees apply.
  • Pool heat target: ~85°F; Spa heat target: ~102°F (temperatures not guaranteed).
  • Equipment failure does not qualify for refunds.
  • Guests do not have access to thermostats.
  • Lost pool keys/cards incur a minimum $100 replacement fee.
  • Grills & Appliances _(if equipped)_: Grills must be cleaned after use; failure to do so may result in additional cleaning fees.
  • Parking Rules: Parking is limited to driveways and designated spaces only. No street, grass, beach path, or unauthorized parking. Prohibited vehicles include trailers, U-Hauls, RVs, motorhomes, motorcycles, and commercial vehicles. Fines issued by local authorities are the guest’s responsibility.
  • Restricted Areas: Locked closets, owner storage, and restricted areas are off-limits.
  • No refunds are issued for temporary outages, mechanical failures, or resort/community amenity closures.

Checkout & Care

  • Cleaning Expectations:
  • Bag and dispose of all trash in designated areas.
  • Load and start the dishwasher with dirty dishes.
  • Place used pool towels in laundry area _(if equipped)_.
  • Excessive cleaning due to stains, odors, or mess will result in additional cleaning fees.
  • Furniture Placement: Furniture may not be moved or rearranged. Repositioning fees will apply if furniture must be returned to its original location.
  • Guests must log out of personal streaming services on all devices.
  • All doors, windows, and access points must be locked upon departure.

Liability & Disclaimers

  • Not responsible for lost, stolen, or forgotten items. Return shipping (minimum $30) plus handling fees apply.
  • Guests assume all risks associated with pools, spas, hot tubs, bikes, grills, elevators, fitness equipment, and recreational amenities (if equipped).
  • No refunds or relocations for mechanical issues, internet outages, appliance failures, or elevator malfunctions.
  • No refunds for weather events, storms, insects, wildlife encounters, or environmental conditions.
  • Nearby construction or maintenance may occur 7:00 AM – 7:00 PM, Monday–Saturday. No refunds or relocations will be issued.
  • If the home becomes unavailable due to sale or major repair, a comparable substitute may be offered or a full refund issued if unavailable.
