Very nice property with plenty of space for our large group. The kitchen is a little small but that is made up for with a large finished barn and a beautiful pool. The large property is set beside a golf course which adds to the peaceful surroundings.

Things you need to know
Rents Friday to Friday during peak season.
Pool is open from Memorial Day through Columbus Day weekend.
A “starter set” of cleaning/paper products is provided. There will be paper towels and bath tissue to start off your week. Similarly, you will be provided with cleaning products like dish soap, laundry detergent, all-purpose cleaners, etc. We ask that you replace what you use so the guests coming in after you can enjoy the same convenience. Some kitchen trash bags will also be provided.
Fresh sheets, beach and bath towel sets for each guest are included. A bath towel set includes a bath towel, hand towel, and face cloth.
Private Chef Available
This property offers a three-night minimum stay during select weeks in May–June and September–November. Guests are charged a cleaning fee for all stays less than seven nights. Stay seven nights or more and the cleaning fee is waived.
Please note that the Guest House (Barn) is fully winterized (closed) from Mid-October through April for off-season stays each year. As a result the property only has 6 bedrooms and 5.5 bathrooms sleeping a maximum of 14 guests.
NOTE: the main part of the Guest House (Barn) is not air conditioned, just the bedrooms and the kitchen/living room area.
Restrictions
Guests & Occupancy
- Maximum Occupancy: No more than the number of persons listed on the lease may occupy the property at any time, including infants, children, and overnight visitors.
- Parking Limits: The number of vehicles parked on the premises may not exceed the number listed on the lease and must use assigned parking spaces only.
- Guest Responsibility: Guests must avoid excessive use or waste of utilities, including water, heating fuel, electricity, or other provided services.
- Approved Use of Property: The property may only be used for residential vacation purposes as outlined in the lease.
Events & Noise
- Events & Gatherings: Weddings, wedding receptions, family reunions, or gatherings exceeding the approved occupancy are not permitted unless prior written permission is obtained.
Prohibited Activities
- Pets: Animals, birds, or pets of any kind are not allowed unless specifically authorized in the lease; violations incur a $5,000 penalty.
- Smoking/Vaping: Smoking is prohibited on the premises; violations incur a $5,000 penalty.
- Illegal Substances & Fireworks: Fireworks or other illegal materials are strictly prohibited on the property.
- Security Cameras: Exterior security cameras (e.g., doorbell cameras) may be present. Tampering with, disabling, redirecting, or obstructing cameras is prohibited and may result in lease cancellation. No cameras are active inside the home.
Equipment & Amenities
- Seasonal Utilities: Water to the barn/guest house is turned off from mid-October through April for off-season stays.
- HVAC: The main area of the barn/guest house is not air-conditioned; AC is available only in the bedrooms and kitchen/living area.
- Beach Parking: During peak hours at town beaches, a parking sticker is required. Weekly passes can be obtained from town offices or purchased per visit. Passes are issued per vehicle and are non-transferable.
