KEY Curation Notes

Private association beach, dock, and kayak/boat access on Pleasant Bay — all a short walk from the front door. The association fronts Quanset Pond, an inlet of Pleasant Bay at the southern end of Cape Cod National Seashore, with direct water access to the Atlantic beyond.
Regulation tennis court, heated saltwater pool, hot tub, and basketball hoop on 1.65 acres of landscaped grounds. Few Cape Cod properties combine all four in a single setting. Pool and hot tub open Memorial Day through Columbus Day.
The suite over the garage is the standout sleeping configuration. A private third king primary with its own full bath, plus a large living area that doubles as additional sleeping space with two daybeds with trundles — ideal for a self-contained family or group within the group.
The lower level is a full entertainment zone with a large-screen TV, Xbox, Pop-a-Shot basketball, Golden Tee arcade game, a second guest bedroom with two queens, a full bath, a workout room with professional equipment, and walkout access to the hot tub and pool patio.
The main house has 5,500+ square feet across three levels — main-level king primary with en-suite bath, two upstairs bedrooms (second king primary plus a kids bunk/twin room with a PlayStation "secret area"), two living areas, sunroom with vaulted ceilings, chef's kitchen, and a cocktail lounge.
Downtown Chatham, Orleans, and Nauset Beach are all a few miles away. The neighborhood is quiet and private; the Cape's dining, shopping, and ocean beaches are a short drive.

Reviews

Our 3-generation family spent a week here in August 2022, and no one wanted to leave to go home. The house is beautiful and spacious, the pool is fabulous, and someone was using the tennis court every day. Our grandchildren loved the games in the game room. What was particularly nice about the house was that it had private “home” spaces for all 3 of the family units attending, so no one ever felt on top of each other. It was a dream vacation location!

Private Chef Available

A “starter set” of cleaning/paper products is provided. There will be paper towels and bath tissue to start off your week. Similarly, you will be provided with cleaning products like dish soap, laundry detergent, all-purpose cleaners, etc. We ask that you replace what you use so the guests coming in after you can enjoy the same convenience. Some kitchen trash bags will also be provided.

Fresh sheets, beach and bath towel sets for each guest are included. A bath towel set includes a bath towel, hand towel, and face cloth.

Restrictions

Guests & Occupancy

  • No more than the number of persons listed on the lease (including infants, children, and overnight visitors).
  • Only the number of vehicles listed on the lease may park on the property. No camper vehicles with sleeping accommodations without prior written approval.
  • Property is for vacation/recreational use only.
  • Additional full weekly rental rate penalty if occupancy exceeds lease limits.

Events & Noise

  • Weddings, receptions, reunions, or gatherings exceeding lease occupancy require prior written approval. Violation results in an additional full weekly rental rate penalty.
  • No refunds for noise or disturbances, including nearby construction not owned by Landlord.

Prohibited Activities

  • No animals, birds, or pets unless specifically authorized in lease. Violation: $5,000 penalty.
  • No smoking permitted. Violation: $5,000 penalty.
  • Use of illegal materials, including fireworks, is prohibited.
  • Exterior security cameras may be in use. Tampering, disabling, or obstructing cameras may result in lease cancellation. No interior cameras.

Equipment & Amenities

  • Landlord provides electricity, water, gas (if applicable), heat, and trash removal. Tenant must avoid waste.
  • Landlord will make reasonable efforts to repair equipment but does not guarantee against failure (A/C, internet, cable TV, dishwasher, washer/dryer, grill, etc.). No refunds for appliance or system malfunctions.

Checkout & Care

  • Tenant must leave property in clean, good, and habitable condition per Checkout Checklist.
  • All damage, loss, added expenses, and pay-per-view charges must be reported before departure. Failure to report may void damage protection coverage.
  • $500 per hour (or portion thereof) up to 2 hours past checkout. Beyond 2 hours, additional lease penalties apply.
  • $25 per lost key.

Liability & Disclaimers

  • Trip insurance is strongly recommended.
  • Not responsible for lost/stolen items.
  • Tenant assumes responsibility for injury, loss, or damage caused by Tenant or guests and agrees to indemnify Landlord/Agent.
  • Tenant must vacate upon required notice if in default. Holdover or refusal to vacate results in additional full weekly rental rate plus applicable per diem and attorney fees.
