We had a great experience at this home in East Hampton! It was absolutely beautiful and a perfect place for a girls trip! We were so appreciative of our host in being so responsive. This house had beautiful bedrooms as well as living areas that fit us well! Would definitely stay here again!

Please note that bedroom 5 in the sleeping spaces section is the media room, which includes a sofa bed that pulls into a queen-sized sleeper.

Restrictions

Guests & Occupancy

  • Primary renter must be 25 years or older.
  • Only registered occupants and approved guests may use the property. Extra or unauthorized guests may be removed, and the reservation may be canceled without refund.
  • The primary renter is responsible for the conduct, compliance, damages, and charges incurred by all occupants and guests.
  • Property may only be used as a vacation and remote-work residence. Commercial activities, unauthorized filming/photography, subletting, assignment, or unlawful use are prohibited without prior written approval.
  • Violations of occupancy rules may result in fines, additional charges, eviction, and forfeiture of payments.

Events & Noise

  • Parties, events, weddings, and large gatherings are prohibited. Outside guests exceeding 12 people require prior written approval.
  • Any approved gathering must receive express written authorization from management.
  • Noise, loud music, or disruptive behavior that disturbs neighbors or violates local regulations is prohibited. Outdoor music and noise are not permitted after 9:00 PM where applicable.
  • Noise complaints may result in a $1,000 fine, eviction, reservation cancellation, and no refund.

Prohibited Activities

  • Pets: Pets are not permitted unless approved in writing. Unauthorized pets constitute a lease violation. Pet-related damages and cleaning costs will be charged, plus a $300 fee per stay for reservations of 30+ nights. Approved pets must be vaccinated, non-aggressive, flea-free, and house-trained.
  • Smoking/Vaping: Smoking is prohibited anywhere on the property. Smoking-related cleaning or damage fees start at $500.
  • Illegal Substances: Illegal drugs, drug paraphernalia, and other unlawful activities are prohibited.
  • Fireworks: Fireworks and hazardous materials are prohibited.
  • Weapons: Firearms, dangerous weapons, violent behavior, and threats are prohibited and may result in immediate removal without refund.
  • Nuisance Activities: Harassment, disruptive conduct, tampering with utilities, or activities that endanger others are prohibited.

Equipment & Amenities

  • HVAC Settings: Air conditioning may not be set below 68°F.
  • Recreational Amenities _(if equipped)_: Pools, hot tubs, spas, docks, exercise equipment, and other recreational equipment must be used safely and according to posted rules and manufacturer instructions.
  • Pool/Hot Tub Rules _(if equipped)_: No diving, no glass containers, no unsupervised children, no intoxicated use, and no use contrary to posted HOA or property rules.
  • Utilities & Equipment: Excessive utility usage and pool heating (if applicable) may incur additional charges.
  • Internet/TV/Utilities: Availability of internet, cable, utilities, and equipment is not guaranteed.
  • Equipment Reporting: Guests must promptly report any maintenance issues, damage, malfunction, or inoperative equipment upon arrival and during the stay.
  • Property Care: Guests are responsible for damage caused during their stay, including damage resulting from failure to report issues promptly.
  • Parking: Vehicles must comply with parking rules. Vehicles must be moved when directed or may be subject to enforcement actions.
  • Restricted Areas: Guests may not alter the property, move furniture, change locks, install equipment, or access restricted areas without authorization.
  • Surveillance: Exterior security cameras and noise-monitoring devices may be in use.
  • No Refunds for Malfunctions: No refunds or rent reductions will be provided for maintenance issues, equipment failures, utility interruptions, internet/cable outages, pool/spa issues, or nearby construction.

Checkout & Care

  • Property must be left in substantially the same condition as received, excluding normal wear and tear.
  • The standard cleaning fee covers up to 3 hours of post-stay cleaning. Additional cleaning or maintenance required due to guest actions will be charged.
  • Furniture may not be moved, and guests may not make alterations to the property.
  • All keys, access devices, and related items must be returned at checkout.
  • Guests must vacate the property, remove personal belongings, and clear any parking or storage areas by checkout.
  • Unauthorized late departures may be charged up to 1.5 times the daily rental rate, plus any resulting damages, relocation costs, or lost revenue.

  • Not responsible for loss, theft, or damage to guests’ personal property or vehicles.
  • Guests assume responsibility for their own safety and the safety of all occupants and visitors, especially around pools, hot tubs, docks, recreational equipment, and other amenities (if equipped).
