KEY Curation Notes

Directly on Vineyard Sound with swim, kayak, and paddleboard access from the property's own shoreline and boathouse deck — sits on the water in East Falmouth, with open Sound exposure and the Vineyard visible across the water. The boathouse and waterfront deck are available to tenants; the boathouse interior is locked for owner storage.
Private association beach 0.6 miles away — the Acapesket Improvement Association beach offers over 450 feet of white sand on the Sound, a 12-minute walk or 3-minute drive. This is a genuine complement to the on-site waterfront rather than a substitute for it.
Nearly 4,000 square feet across three levels — the main floor is open and light-filled with walls of glass, a gourmet kitchen with high-end appliances, gas fireplace, a screened porch, and multiple gathering areas. A lower-level rec room adds a second TV and games space. Five bedrooms are on the upper level, all served by four and a half baths.
Primary suite with waterfront balcony and panoramic Sound views — the king suite has an oversized shower and a private bistro-table balcony positioned directly over the water. It's the standout room in the house.
