KEY Curation Notes

4 bedrooms, 4.5 baths, sleeps 12, across three levels — a timber frame townhome positioned at the front of Eagles Nest with Grandfather Mountain sunrise views and Elk Valley sunset views. Three master suites plus a large bunk room, two open decks, and a single-car garage. Being at the front of the community is a practical advantage: easier road access in winter and faster egress than properties deeper on the mountain.

Floor-to-ceiling wood-burning stone fireplace in the great room. Paired with the wall of windows and the Grandfather Mountain sightline, the main living space is the heart of the property — genuinely dramatic for a townhome format.

Private hot tub and fire pit on the deck. The two open decks capture both the morning and evening views — sunrise over Grandfather and sunset across the Elk Valley. The dual exposure at this position on the mountain is uncommon.

The lower-level den with billiards and large flat-screen functions as a separate hangout space. A practical feature for two-family groups or any group where the adults and kids benefit from having their own floors.

Five-minute drive to downtown Banner Elk. One of the closer Eagles Nest properties to town — the community can feel remote for grocery runs or dinner reservations, so the proximity is worth noting.

Eagles Nest amenities are included, with caveats. Access covers the Epic Chophouse, amphitheater concerts, hiking trails, ropes course, sports courts, mini-golf, and the 24/7 general store. The fitness center, Wine & Cigar Bar, and locked portion of Sportsman's Lodge are members-only. Winery day passes are $25 per person.

Pet-friendly at $50 per night per pet. 4WD or AWD required November–March; chains may also be necessary. Firewood is available to purchase at booking — the wood-burning fireplace makes it worth adding. KEY.co can arrange grocery delivery before check-in.

We had a fabulous 4 night stay at The Modern Rock Townhouse. The home was beautiful with fabulous views. It accommodated 2 families with 9 teenagers with no problem. The home has a modern decor with a cozy fireplace in the main room. The rec room with a pool table and large flat screen was perfect for a teenager hangout. We were a 20 minute drive from Beech Mountain and a 15 min drive to downtown Banner Elk. The snow plows were out early getting the roads ready in the mornings. The home is at the front of the property which was nice for easy access especially if there was snow. We would highly recommend this property.

Eagles Nest is an up-and-coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7 am-7 pm Monday through Saturday.

The summer concerts are open to all guests however there may be an admission fee for each person and a cash bar for food and drinks.

All properties are set up for light housekeeping, including linens and towels. We provide a starter set of toilet tissue, paper towels, bath toiletries, dish soap, and trash bags. This is enough for one or two nights, but if you are staying for an extended length of time, you should plan to bring some supplies from home or plan to purchase these items at a grocery store when you arrive.

All Eagles Nest homes have internet, but some areas of travel may not have cell reception.

Homes are not stocked with cooking oils or spices, hairdryers, condiments, coffee, coffee filters, or food storage items including plastic wrap or foil.

Restrictions

Guests & Occupancy

Age requirements: Primary guest must be at least 25 years old and must remain on-site for the full stay.
Maximum occupancy: Occupancy limits (including children) must not be exceeded at any time.
Guest accountability: The booking guest is responsible for all occupants, compliance with rules, and any damages beyond normal wear and tear.
Unauthorized guests: $25 per person per day for exceeding occupancy; may result in immediate removal.
Approved use of property: Use is limited to vacation purposes unless prior written approval is obtained. Subletting or assignment is not permitted without written approval.

Events & Noise

Events & gatherings: Not permitted without prior written approval; unauthorized events may result in fines, immediate removal without refund, and charges for damages/cleaning.
Noise restrictions: Must comply with local noise regulations at all times.

Prohibited Activities

Pets: Allowed only in designated homes with prior approval and a non-refundable pet fee. Unauthorized pets: $200 fee + $500 cleaning fee; may require removal or termination without refund. Pets must meet all listing restrictions and be pre-treated for pests.
Smoking/vaping: Strictly prohibited indoors; $300 smoke remediation fee.
Illegal activities: Any violation of laws or regulations is prohibited and may result in termination of stay.
Fireworks & firearms: Strictly prohibited at all times.
Fire/fireplace misuse: No burning wood in gas fireplaces. No roasting food in fireplaces. Unauthorized outdoor fires prohibited (fees apply).
EV charging: Prohibited unless specifically approved; $500 fine.

Equipment reporting: Issues must be reported promptly; repairs will be attempted but are not guaranteed.
Parking rules: Vehicle limits apply; some areas restrict motorcycles, RVs, or trailers. No roadside parking if prohibited.
Restricted areas: Locked closets/areas are off-limits.
