We had a great experience staying here over the Memorial Day weekend. The property is as advertised - spacious, clean, and centrally located within the Sea Pines resort community. Our hosts were also very professional and responsive. It was a seamless experience with no disappointments or pain points from start to finish. Highly recommend for family get togethers. 5 stars

Guests & Occupancy

  • Responsible Party must be 25+ and stay at the property for the entire rental period. Proof of age may be required.
  • Occupancy limits apply regardless of age. Exceeding limits results in eviction without refund.
  • Responsible Party is accountable for all occupants and visitors, including anyfines, damages, and rule violations.
  • Exceeding occupancy or staying past checkout constitutes trespassing and may result in charges.
  • Private residence for short-term lodging only. Events beyond approved occupancy, commercial use (including filming/photography), illegal activity, or misrepresentation of group size or purpose are prohibited and may result in immediate eviction without refund.

Events & Noise

  • Parties, events, or gatherings (including weddings or celebrations) are not permitted if they exceed occupancy limits.
  • Any exception requires prior written approval. Event setups (tents, tables, chairs, lighting) are not allowed without approval.
  • Guests must follow community rules and local noise ordinances. Excessive noise may result in eviction.

Prohibited Activities

  • Pets: Prohibited unless the home is pet-friendly and the pet is disclosed, approved in advance, the required forms are completed, and the non-refundable pet fee is paid. Unapproved pets will result in a $1,000 fine, eviction, and damage charges.
  • Smoking / Vaping: Not permitted. Evidence results in cleaning and damage fees.
  • Illegal Activity: Includes illegal downloading. Grounds for immediate eviction.
  • Fireplace _(if equipped)_: Use is prohibited. Fire or smoke damage will be charged.
  • Drones are not permitted.
  • Improper use of furniture or fixtures is prohibited.

Equipment & Amenities

  • A valid payment method is required for damages or fines.
  • Pools/Spas/Hot Tubs _(if equipped)_: Use at your own risk. Properties are not child-proofed.
  • Pool & Spa Heat (if equipped): Pool heats to 85–86°F max and spa to 101–102°F max. No rate adjustments; unused heat fees may be refunded if not resolved within 24 business hours.
  • Issues must be reported immediately. No refunds for unreported issues or those resolved within 24 business hours.
  • Parking & Gate Access: Sea Pines does not allow motorcycles or motorized scooters (except approved handicapped conveyances), nor oversized, commercial, or trailer vehicles in residential areas or driveways overnight; parking is limited to designated property spaces, and any vehicle-related damage will be charged to the Responsible Party. A gate pass or code is required for all entries, including leisure paths and ride-share re-entry.
  • Locked or owner-designated areas are off-limits.

Checkout & Care

  • Unauthorized early arrival or late departure may result in fines. No refunds for early departure or no-shows.
  • Furniture may not be moved. Damage from moving items will be charged.
  • Charges apply for excessive mess, trash, smoking, or pet evidence, missing items, or damaged linens/furnishings.
  • Guests must lock doors and secure windows/garage.

Liability & Disclaimers

  • Accidental damage coverage is included; damage beyond the covered amount or any intentional damage will be charged in full.
  • Owner and management are not responsible for lost or stolen items.
  • No liability for temporary outages of utilities, internet, HVAC, or amenities.
  • No refunds for weather events or evacuations. Travel insurance is recommended. Mandatory evacuations require vacating within 24 hours.
  • Construction, maintenance, or other service work may occur during standard daytime hours (Mon–Sat, 7 am–7 pm). No refunds are provided for noise or related inconvenience.
